Students show drastic improvement at Challenge to Excellence Charter School in Parker.


Parker charter school makes the grade for Math and Reading.

Another Parker school shows why Douglas County Colorado is serious about education. The charter school Challenge to Excellence located on Pine Drive off Jordan Road in Parker Colorado showed amazing improvement in reading and math.

Receiving the “School of Distinction” certificate from the Colorado state board of education is no small achievement. Only nine schools in the state received this award. Challenge to Excellence Charter School showed dramatic improvement in CSAP (Colorado Student Assessment Scores) scores. the CSAP is designed to show how Colorado kids are performing and whether they are meeting or beating the academic standards set for their grade.


  • READING- Fifth graders scored 90% or better proficiency.
  • MATH- Fifth graders scored 75% or better proficiency.
  • MATH- Fourth graders scored 86% proficiency or better.
  • MATH Third graders scored 81% proficiency with 26% of them scoring ADVANCED.

8. Our family met Steve Beam while he was hosting an open house at a client’s home.  We leisurely walked through the home when he asked us what type of house we were looking for. After telling him, he told me that he would be happy to email me a copy of listings to look over that met our basic criteria.  Being in sales myself, I was very comfortable working with someone such as Steve.  He wasn’t pushy and he seemed very down to earth.  As a test, I gave him our information, we shook hands and then we left. I remember sitting in the car telling my wife how comfortable I felt with Steve.

My best story about Steve comes from a trip while out looking at homes.  Our basic criteria for a home were:  a three car garage, a small porch to sit on, decent yard, and a house facing either West or South.  We were looking at a brand new home in Castle Rock which had many of the features we wanted, but the house wasn’t in the area that we desired and it faced east.  My wife and I picked out a few features that we really liked.  Steve could see in my eyes that I was thinking about putting down a deposit.  The sales associate working for the builder was going “for the close".  All of a sudden, Steve told the sales associate, “why don’t we think about this and we’ll get back to you."  He knew, he remembered and he cared enough to say something that would lose a sale for him and the sales associate–I thanked him repeatedly on the way home. A few days later we found our dream home which met all of our criteria. We would recommend Steve Beam to anyone, at anytime. He made looking for a home a truly enjoyable experience–he is truly an asset to his industry.

Help bring a new Charter School to Parker.

 

When I’m helping home buyers relocate to Parker Colorado generally one of the first questions I receive if they have children is how are the schools in Parker, Colorado. The residents here know that for the most part our schools in Parker Colorado are great. We have great teachers and a high level of parent and community involvment. So that is why we are asking for a little more community involvment to help bring another new Charter School to Parker. Wouldn’t it be nice to have our very own Chrater Montessori School right here in Parker? We all know the rediculously long wait lists for the current Charter Schools. We signed our new baby up for Core Knowledge two days after she was born and we still might not get a spot.So fill out an Intent to enroll form below and mail it in before the end of August and we will all help in getting a new Charter School in Parker. Montessori Academy of Parker is a group of parents that are working hard to get a Montessori Charter School in Parker Colorado approved and set up.  Why Montessori?

Montessori is an approach to the education of children. It is a way of looking at, and understanding, children. It is a view of how children develop and learn which has been translated into a systematic method of education based upon careful scientific study. The Montessori educational system is unique in that it has successfully undergone continued development for over seventy years and has been used effectively with normal, and gifted children in different countries around the world. Perhaps the most significant reason for its success is that it is a comprehensive method of education resulting from an integration of research on development, learning, curriculum, and teaching.

Another important aspect of Montessori classes is an attitude of cooperation rather than competition. It is common for students to ask other students for help. In keeping with a reduced emphasis on conventional testing, answers to problems are made available to students. Although public Montessori schools comply with requirements for achievement tests, many Montessorians see these tests as being irrelevant to much of what students learn.

How does a Montessori education benefit children?


Experience and research both indicate that children attending Montessori schools tend to be competent, self-disciplined, socially well adjusted, and happy.

a)     Competence: Children in Montessori schools are often several years above grade level in their basic skills. Also, since the Montessori education is comprehensive, children are often exceptionally knowledgeable in a number of other areas as well.

b)     Self-discipline: Montessori schools are well known for children’s development of self-discipline. Children choose to work long and hard. They treat materials and others with respect. They display patience and resistance to temptation and the ability to attend for long periods.

c)     Social Adjustment: Montessori school children usually strike a visitor as friendly empathetic, and co-operative. The classroom is a cheerful social community where children happily help each other. It is not uncommon to see a child offer to help another child. Also, learning social grace and courtesy is a part of the Montessori curriculum.

d)     Happiness: Most parents of children in a Montessori school comment on how much their children love school.


What is a Montessori primary classroom like?


A Montessori classroom is an exciting place to be. There are many interesting and beautiful resources for children to work with. There are many interesting books on a wide assortment of topics. Books on insects, plants, animals, different countries, history, etc. However, textbooks and workbooks are not used. Instead, children work with many different concrete materials which help them to learn through an active process. In using these materials the children may make their own books, draw their own maps or time lines, and develop their own projects. As a result, the classroom is a busy, happy place to be. Since the classroom is well organized, with the intention of making all the materials visible and accessible for the children, the children can find what they want and work without having to wait for the teacher.


Finally, the development of individual responsibility is emphasized. The children maintain the classroom and materials, and participate in developing class rules.

Being the end of the second quarter 2008 and the fact that I’ve been to so many economic meetings and forums in the past two weeks I gathered a ton of stats, information, opinions and BS. I’ll try to weed through the BS and present the facts as I pulled them from the MLS (Multiple Listing System) and other data exchanges.

For most of the report I will only be reporting on Parker, Colorado that lies within Douglas County. There is a small portion that is located in Elbert County but for the most part the majority of the homes will be included.


Oh…and I deleted the $22,000,000 luxury home for sale. For obvious reasons it would skew all the numbers and we would really be out of wack. If you want to buy it call me and I would be happy to sell it to you. It’s over 42,000 square feet so maybe I could move in with you as well. You would never know I was there…I promise.

What do the numbers tell me as a Realtor? You better be pricing your home properly and it better be in top selling shape even if you have to get the property staged.

FYI-Did you know that Steven Beam will send a professional cleaning crew to your house for two hours to help you get your property in showing condition? I send two bonded workers to your house for two hours for FREE! Have them clean whatever you like.

Obviously the sales numbers are down but so is inventory. We were holding near 30,000 homes on the market for the entire Denver Metro area just a little over a year ago. Now we are down to just over 20,000. That is a huge reduction in inventory.

Here’s the real kicker and if you are selling your home you better know these numbers.


Sales by NET SOLD Price - price range.

The NET sale price is the amount a seller sells the house for minus any sales concessions given to the buyer. If the contract price is $100,000 and the seller give the buyer $5000 to pay for closing costs the NET SALES price is $95,000.

  • 0$ - 199,999 = 21 Sales
  • $200,000 - $399,999 = 319 Sales
  • $400,000 - $599,999 = 64 Sales
  • $600,000 - $799,999 = 11 Sales
  • $800,000 and above = 16 Sales.

Yesterday when I pulled homes in Parker Colorado listed for sale at $800,000 and above my search produced over 200 homes for sale at or near one million dollars. WOW! I hope you hired a REALTOR that knows how to market high-end luxury homes in Parker Colorado.

This is the kind of reporting that keeps the newspaper from ever hitting my driveway. When a statistical report comes out from anyone spewing numbers I swear the papers will print it. They print one stat driven report one day and the next a report saying just the opposite.

Too often the papers or TV news report national housing stats as if they are gospel for our local Denver Metro or Parker real estate market. What happens in Las Vegas or Florida has nothing to do with Parker Colorado home prices. NOTHING.

What do you do with all this conflicting information? To be honest throw it out the window. Let me tell you five words that hold true for real estate no matter what. “All Real Estate is Local.” It means just because Aurora is sucking wind, Jefferson County is in the tank and parts of Denver are dying doesn’t mean the market is dead. If you live in Stonegate, Hidden River, Sagewood, Canterberry or most any other neighborhood in Parker you should be doing OK. I didn’t say great. We have had foreclosures but nothing like some of the other front range areas have seen. We all have seen the neighbors gathered out front looking at all the stickers in the windows of the vacant house down the street just foreclosed on. Well imagine Aurora where it happens to 6 out of the 10 homes on your street. We have seen the worst of it and it too shall pass. Parker is its own real estate market and should be reported on as such. In fact each neighborhood in Parker is different and has different market fluctuations. That is why I will break down each neighborhood and show you the numbers.

Facts: Colorado in general was booming in the late 1990’s and early 200 and 2001 when the rest of the country was in the tank. Then the day after September 11, 2001 the entire market around here (Denver Metro) changed. The rest of the country was booming when we were slowly heading down. Our market went down before the rest of the country and it should therefore recover before the rest of the country. Everyone around here knows Denver’s economy works on a different cycle than the rest of the country is been shown to me in countless economic meetings and seminars.

So go out and buy a house. Now is a great time to buy and move up into that larger or even smaller home you have been dreaming of.
