This is the year end 2008 real estate market report for all the homes that are currently active, under contract and sold in The Timbers. The sold homes are from January 1, 2008 to December 26, 2008. I have also included the homes that FAILED to sell that either expired their listing agreement before selling or were withdrawn because hey did not sell. There were quite a few withdrawn and expired homes in 2008 and the main reason is of course the economy and the oversupply of luxury homes. Unfortunately luxury homes have fallen out of favor for 2008. Most of the blame can be placed on builders over building and banks tightening of credit and jumbo loan restrictions. Lets all hope banks loosen their restrictions and free up money to the luxury home buyers in 2009. I feel confident that most builders have either stopped or dramatically slowed down the building of new homes in just about every area of the Denver including Douglas County. Ok. You want to list your home for sale and you think your place is worth $500,000 and the Realtor that just interviewed for the job said no the house is worth $450,000. I hear it all the time from home sellers here in Parker, Colorado. Be realistic and you will sell your property faster and for more money. If you are a home seller you need to be very smart when you are pricing your home for sale in Parker, Colorado. Buyers are market savvy and they know values. Many buyers start their home search many months in advance on the internet so they have learned your neighborhood values even better than most of the sellers living in the neighborhood. Remember this. 1. Over pricing your home initially will cost you more money in the long run. Add up your holding costs and look at what it is costing you. 2. Homes that sit on the market for a long time sell for less money than homes that sell quickly. 3. The majority of homes that are listed for sale end up NOT selling. They fail to sell. 4. The majority of homes listed for sale are so over priced they receive only a few early showings then sit on the market for months and months or even a year. 5. Your first offer is generally your best offer. So make the best of it and work hard to get the first contract to closing. After attending the Quarterly economic forum for Parker Colorado real estate I came away with a few interesting items I wanted to share. View all properties listed for sale in Parker Colorado. RSS feed of all Parker Colorado Homes for sale. The Hess road to Interstate 25 cutover road should start around November 2008 and be completed one year later. This is of course if all budget items are finalized and completed as reported. NOTE: I received a call from a town official today telling me the road start date will most likely be pushed back but he would not comment on EXACTLY what the new days would be.
