Denver Metro Housing Inventory Sinks

I’m shocked. The Denver Metro housing inventory is so low I’ve never seen so few homes and condos for sale. I was surfing the market stats yesterday and I couldn’t believe what I saw. Check out the numbers below and see what you think. Denver Metro Housing Stats October 2010 versus October 2011. Active Listings = 23,049 for 2010 and 15,512 for 2011. Clarke Farms Neighborhood Homes Sold Report 10/27/2011

Clarke Farms neighborhood in Parker Colorado has seen a pretty good sales run this year. In 10 full months there have been 71 sales which is great but the sad part is that 18 of the 71 sales were REO or foreclosure sales. That equals out to about 25% of all sales are foreclosures. I’m sure the yearend stats will show downward pressure on the pricing with such a large percentage of distressed sales.
