Home Inspections in Parker Colorado.Working with home buyers and home sellers in Parker Colorado real estate is my passion. Lately I've spotted a new trend and it needs to be talked about. Home inspections in Parker Colorado occur every day. Why are buyers killing real estate transactions for no real reason is the question. It doesn't get to me now like it did 24 months ago but I've noticed a weird trend with buyers that I haven't seen before. Home Buyers are bailing out of contracts completely during the inspection. I'm not talking inspection items that are hazards or structural but everyday items like leaky faucets, carpet stretching and even GFCIs missing or broken. If the inspection reveals minor/normal issues and the buyer runs from the deal I think lack of information and advisement from their buyer's agent is at the root. I believe agents are so scared of losing a buyer that they are not coaching them to make good buying decisions in some cases. I believe that most issues reported on an inspection list can be easily corrected. I'm not saying that buyers should overlook important issues I'm just saying let's all be reasonable. I see a lot of knee jerk reactions and I'm sure is has a lot to do with this media driven hysteria over real estate. Buyers are walking away from perfectly good homes and real estate for no real reason. I thought as agents for the buyer educating them was part of our duty? We all know that sometimes the inspection is used to bail for reasons not truly inspection related. It is just an easy way to get out of the contract. We also know some buyers will bail for no reason because home maintenance is something foreign to them and they want a perfect home. I have no problem with that. I always coach home sellers to be prepared for the inspection and the list of items that will need to be repaired before we can get to closing. Most sellers say no problem and are willing to correct most items within reason to make buyers happy. Every home for sale old or new (especially brand new homes) have problems and deferred maintenance. You can face it and make the repairs before you list the house for sale or after when the inspection notice comes to you. I highly recommend inspections prior to listing the house for sale. This saves you a lot of time and money getting items corrected prior to the buyer ever seeing the house. Buyers-hang in there. Most sellers are reasonable people and will correct items for you. You're likely to find the same problem at the house down the street.
