Friday and Saturday

 

Stonegate is located 3 miles east of I-25 and Lincoln Avenue in Parker, Colorado MAP BELOW!

Start Times: I've seen buyers and sellers out as early at 6AM but expect most sellers to open their doors between 7 or 8AM. 

This is not your ordinary garage sale. This is an entire neighborhood garage sale which has been going on yearly for over 12 years. I really don't know when it started. Make sure to drive down ALL roads as I hear that the signage will not be as good this year as it has been in the past. Stonegate's HOA stuck their noses into the plan and have fouled up the usual process. I'm sure most garage sale participants will be adding their own signage but some will not. Keep you eyes open for kids and this is a pretty big deal and kids are out of school and will be roaming the streets.

June  5th, 6th & 7th.

Directions: Main cross streets are Lincoln Avenue and Jordan Road.

Approximately 3 miles east of I-25 on the north and south sides of Lincoln Avenue.

Well it's mid April and if you live in the Stonegate neighborhood in Parker Colorado that means it's time to get your stuff ready for the huge neighborhood garage sale. That's how it's been for over 15 years. We all know the drill. Your family members gather all their items they no longer need and mom and dad arrange the items on tables for sale at DEEP DISCOUNTS. Then when your 5 year old sees his old toy leaving the yard with someone else he goes into orbit. It's all good though and we all have fun. The three day weekend of sales and block parties have always been a lot of fun and many of us have made great money selling our no longer needed items. My wife made $650 her fist garage sale and she has been hooked ever since and I know many other families that make much more than that. Over the past few years I've even seen hot dog stands and snow cone stands. I think the Stonegate garage sale is our way of coming out of our winter hibernation (it seems like we all dissappear in the winter) to re-establish friendships from last year.   • Status= A=Active, U= Under Contract, S = SOLD
  • Concession Amount = The amount the seller contributed to the buyer for closing costs or other items. This concession amount should be deducted from the Final Sales Price to get the NET amount the seller actually made from the sale. NOTE in future monthly market updates I will automatically show you the NET sales price.
  • Total DOM=Days on Market shows all the days the property was on the market for this sale. Even if the owner switched brokers during the sales period and re-listed with another company or withdrew the property from the market for a small amount of time this is the total amount of days it took to sale. Sometimes sellers withdraw properties from the market to get their days on market back to zero. By showing you the total DOM I'm uncovering their little secret.
  • Home Model= I have included the model of the home for many of the properties here. If the listing broker did not enter it into the MLS I obviously did not show it here.
  • Owner Type= To help you see which homes were most likely bank owned or foreclosure homes I have included who was listed as the seller. Generally speaking if the owner is listed as "Bank" or "Corp" it was probably a foreclosure. However sometimes companies do sell "Corporate Buyout" homes they have purchased from their employees. All corp sales are not necessarily foreclosures. To confuse you even more some banks list themselves as a "Corp" seller.
  • Finished square feet and heated square feet= I have included both. This just helps you see which homes likely had finished basements and which homes did not. It helps to know this so you can compare apples to apples when valuing a home. 
  • Original Asking Price= This is the original asking price for the property for day one of the listing agreement and how it was entered into the MLS. If there is a wide gap between the original asking price for the home and the sales price you can immediately tell that they priced the home too high originally. This usually coorelates to a high DOM.
