When you decide to sell your Parker Colorado real estate there is more than just calling a Realtor to getting it sold. I’m going to give you the main things that must be done to compete in this market.

Interior Cleaning – Cutting corners cleaning is guaranteed to NET you less at closing.

My first suggestion would be to call a professional cleaning company to get it done right. Everyone thinks they know their homes best and can clean it just fine. Well I’ve seen how the majority of people clean their homes and it leaves much to be desired. It’s funny how when we go buy a car we expect it to have that perfectly clean feel and look and of course the new car smell. RIGHT. If there is even a ping in the paint we are flipping out wanting a different car on the lot. Well a home for sale should be presented in the same professionally cleaned manor. Professional home cleaners get in and do an honest deep clean and they will actually be able to scrub those sinks and showers to make them SPARKLE! I have used The Cleaning Crew with great success at my own house and properties. If you call me to list your home for sale I will actually provide you with 2 members of their team for two hours of cleaning paid for by me. If you want them for 4 hours you will need to pay for the additional 2 hours.

Curb Appeal – A general rule is that if they can’t keep up the yard the house must be neglected too.

Go beyond planting a few flowers and adding a hanging basket. If you are lucky enough to know you are moving several months in advance prepare early. Get fertilizer on the yard and keep it watered. (You cannot fertilize once and expect the yard to stay green all year. Fertilize every 8 weeks.) Call a professional lawn service to spray the weeds out of the yard if you have infestations of mostly weeds and not turf. Buyers love nice green turf in the yard. It makes a home look inviting.
Selling Parker Colorado Real Estate and homes for sale is nothing to take lightly. When the turf is looking good add flowers and pots around to make the house POP. Add multitudes of colors not just one red geranium. Add them in the front and backyard and on your deck and patio. My favorite place to add flowers is on either side of your garage door in big pots. If you have a 3 car garage add three pots. Balance it out and get creative. Most buyers will comment on the yard before we ever get out of the car to go in the house so make a great first impression.

Clutter - Get rid of all the little items you have collected.

Closets first. You know you are moving so go ahead and start packing. Start with the closets and pack up all the clothes for whichever season you are not currently using. Label them in a box and put them in storage. Hide it.
The kitchen must be next. There should only be a few items on the kitchen counter that are left there every day. Get all those old bills, coupons and recipe books off the counter and make them sparkle. Do the same with your refrigerator. Get all the photos off and magnets. Let us see what color it really is.
Bedrooms, family rooms and basements. The remaining house should all be de-cluttered. Please take down all the great family photos and patch the walls and repaint. Buyers and Realtors love looking at your photos. I’m a guilty party. Who can resist cute kid photos? The problem is a buyer will walk out of the house talking about your cute kids and not the house. It happens every day so make sure it doesn’t happen to your property when selling. You want them to remember your house not the kids. Remove all the old magazines. Magazines from the 1990′s need to thrown out or boxed and hidden.

Smells – Dogs and cats are great but they leave big odors.

If you have animals of any kind get the carpets cleaned and deodorized. You are used to the smell but potential buyers are not. Even pet friendly buyers don’t like smells.
Cats-Litter boxes and cats kill more sales because the owners don’t keep them clean. I recommend all cat owners get their carpets cleaned and deodorized.
