Every year it seems we are stuck with the registration and re-registration process for the pools. I guess it will help keep out kids and families from other neighborhoods. I’m done complaining about this mildly painful process so here’s the info below to get you on your way.

So to get started follow this link and you will be taken to the registration page to get your summer of fun at the Stonegate pools started.

You will need your water bill if this is the first time you have been through this process. If you registered last year and still have your id cards it will only take a minute.

Canterberry Crossing Neighborhood 2012 Market Update

Here are some home sale stats that will make you take notice. We all suspected the real estate market in Parker, CO was moving at a faster pace but here is the proof.

Home sales data just for Canterberry Crossing for the first 4 months of 2012.

In Canterberry there have already been 45 closings with an average sales price of $307,070. The average days on market is now 93 and the average sold price per square foot is $126. Average price per finished square foot is $113. The highest sales price in 2012 is $473,000 and the lowest is $189,000.

Note- Last year in 2011 the average sales price was $289,917 versus the average for 2012 at $307,070. Nice increase. Here is a link to the 2011 year-end home sales data for Canterberry Crossing.

When I wrote this article on May 6, 2012 there were 28 homes under contract and 32 active homes. I think it is safe to say that we are well ahead of the 2011 sales so it will be very interesting to see what happens this year in Canterberry Crossing real estate. Stay tuned.

Fun Day Trips With Kids

Rocky Mountain National Park is an easy day trip from Parker, Colorado.

The drive is a little over an hour to Rocky Mountain National Park from Parker, CO so we usually leave pretty early to beat traffic and find a good spot to play.

There are so many trails to hike I suggest visiting their website to pick one right for your family. With small kids we usually only hike parts of trails anyway. If you have bigger kids Deer Mountain is a cool hike that only takes about an hour and gives you great views of RMNP and down in towards the town of Estes Park.

I believe Fern Lake is one of our favorites. Our kids like to hang around water so streams, creeks and lakes are usually on the list for us when picking a trail to explore.

Along side the road in RMNP there are numerous places to pull off and picnic. Sometimes we find a cool picnic spot with a view of the meadows and stake that as our playground for the day. You don’t have to hike, climb or bike to have fun. Seriously, most of the time with our kids we will just hang out in one spot. The forest provides shade and ample exploring for the kids.

If you want to head back in to Estes Park for lunch I recommend Chelitos Mexican restaurant. Not super spicy [more for tourist] but still pretty good salsa and their burritos taste like heaven after playing outside for hours with kids. They are located upstairs above the stores and have outside upper deck dining so you can still enjoy the mountain views. Pretty cheap too. Kids like it.

Always pack snacks and water. Bring coats or warm clothes to layer up. The weather changes in minutes in the Colorado high country. I’ve been in Rocky Mountain National Park hiking in July when the weather changed and it was full on snowing within minutes of being a bright sunny day. If you do hike the high country bring a GPS or good map. If it snows the trails get covered quickly and not being able to see the trail back to the car can be a very scary feeling.

Caveat: This is a National Park with wild animals. Mountain lions and bears are present and active. To be honest the elk and deer can be just as dangerous so be mindful of these animals. Give them space. It’s their home and they are wild so if you see animals approaching it’s best to just pickup and move on to another spot. Don’t be a jerk.

Pick up what you take in and just as important pick up trash others may have left behind. It’s a great learning experience for your kids when they see Mom or Dad picking up litter left behind from others.

Two Fun Day Trips With Kids

I was talking to some friends over the weekend while at a Parker Hawks Baseball game discussing fun things to do with our kids. We are always looking for fun things to do with our kids in and around Parker, Colorado. Most outdoor families will enjoy these tips below.

OK I know. The photo up there is from the Fall in Rocky Mountain National Park not the Spring but I love that view and that is where we picnic each year. I’ll do better next time on photo choice.

Anyway we were talking about day trips with kids and I offered up two really cool places that are about to hit their peak seasons. Our family loves Rocky Mountain National Park and Sand Dunes National Park for day trip getaways from Parker.

NOTE: Since both of these are National Parks I advise a National Park Pass. Annual Passes can be purchased online and will be sent to you in a matter of days. They cost around $80 a year and you will easily recover your money in just a few days of visits. Remember you can use this around the Country at all National Parks. You can usually purchase these at the main gate of a National Park or just pay the day rate. I don’t know what day rates are right now.

FYI- If you live in Colorado and don’t have a National Park Pass sitting in your car’s console…shame on you! Millions of people from around the world travel here to see what we have in our backyard so take advantage of it.

Here is how we handle each trip and my recommendations.

Sand Dunes National Park is a little farther but it’s worth every hour in the car.

Sand Dunes National Park catches the snow run off from the Sangre De Cristo Mountains. Each year around the end of May and early June there is a nice cool creek of water flowing through the sand dunes. I’m talking a few inches. Yes if you are early in the year and we had a huge snow season the water can be quite treacherous but usually by the times I mentioned above it should be low enough for even little kids. I’m talking about only an inch or two of water flowing in most places on a nice sandy creek bottom.

What to bring:

Pack like you are going to the beach. Lots of sun screen and bring your own shade. It does get hot.

Bring toys like a frisbee, wiffle ball set, football, chairs, towels and plenty of water and snacks. Anything your family likes to do outside works here. Kites are especially fun. There is not food near by. You may need extra water to wash off for the ride home. We carry a 25 gallon jug in the back of the car just for cleaning off sandy kids. Those pop shade tents they sell at basically every store in Colorado work great on the dunes.

If you plan on hiking the sand dunes bring a camelback to carry water and closed toe shoes. The sand on the upper dunes will be HOT after midday. Most people can hike it fine in sandals but if you have delicate feet then bring regular hiking shoes. Plus the sand will wear the skin off the bottom of your feet walking and sliding back down. Think sandpaper. Women pay big bucks to have other people scrub their feet like that.

If we decide to go back home we will usually head home sometime around 4:00 or 5:00 in the afternoon. OR…

Side trip from the Sand Dunes anyone?

Inevitably we end up playing so much on the dunes and in the water that we get super hungry. Usually my wife is craving Mexican food by 3:00 in the afternoon. So we hop in the car and drive about another hour South to Taos, New Mexico. It’s an easy drive and the kids will be passed out after all the activity so it’s a nice quiet drive. There are numerous good restaurants and bars all over Taos, NM to enjoy real Mexican food. Yum!

I cannot guarantee this but we have never hit Taos in the Spring or Summer when they didn’t have some sort of festival or art show or something going on in the center of town.

How about a quick overnight and drive home tomorrow?

Cruising back home from Taos at 5 or 6:00 in the evening never sounds like fun to me, especially on a full belly. so we usually end up finding a cheap place to stay. It has to have a pool that we can let the kids swim until bedtime and it has to be cheap.

Remember that ski season has just ended there so room rates are generally a third of what they are during ski season. Use AAA and all the Apps on your phone and find a good deal. Sometimes we have to stop at several places to get the deal we want but we always find it.

Tip: Around 6:00 at most hotels they are willing to deal on rooms. We once got a $500 a night room in one of Taos’ nicest resorts for $150. Yeah it was still expensive for us and two kids but worth every penny for the resort amenities we used for one night. We even negotiated breakfast for the ride home.

Absorption Rate in Parker Colorado Real Estate

The buzz word in Parker Colorado Real Estate used to be neighborhood Absorption Rates.

Be sure to read the last line… And, leave a comment if you wish. It’s just my opinion.

Notice I said neighborhood absorption rate not Parker or Denver or Castle Rock absorption rate. Why? Absorption rates in my opinion are best calculated by individual neighborhood. All real estate is local correct? Two neighborhoods, even though they are across the street from each other, can have very different absorption rates. So, price ranges within neighborhoods can also have very different absorption rates.

Absorption Rate Target Market

Appraisers use “like kind” homes to complete appraisals of properties. Absorption rates, to be accurate in my opinion” should be calculated the same way.

Now with inventory levels in the Denver Metro sinking to record lows absorption rates don’t seem to be discussed as much as the used to be but I think they should.

What is absorption rate for a neighborhood and how do you figure the numbers?

Neighborhood Example:

Figure how many homes have sold in the neighborhood for the past 12 months.
Divide the total number of homes by 12 to see how many homes are selling per month. This will give you the average number of homes sold per month.
Obtain and accurate count of all the currently active homes on the market and divide that number by the monthly absorption rate. Now you can see how many months supply are currently on the market. This is your competition.

The above example is a very basic way to gain the absorption rate for a neighborhood.

In most cases you need to dig deeper to get a more accurate number. When the market was declining rapidly the best way to discover an absorption rate was to go by a price range within a neighborhood.

Many neighborhoods have overall price ranges that may vary from the mid $200,000s to the upper $500,000′s. I can almost guarantee you a home priced right around $300,000 will sell much quicker than a home at or above $450,000 even when they are in the same neighborhood. This is why compiling the absorption rate by a specific price range is more helpful.

So how do you figure real estate absorption rates for a price range? The same as above but take it a step farther. Let’s say I complete a market analysis for a home and I believe it will sell for $300,000.

My initial search would included similar sold homes priced within my subject property price range of $300,000. [must be the past 12 months]
Let’s say there are 24 similar homes that sold for right around $300,000 in the past 12 months. We would divide that number by 12 to get 2. Two is the average number of homes sold in a month.
Again search for the similar active homes in the $300,000 price range. [lets guess there are 7 on the market now] Divide that number by the average monthly sales rate of 2.
That tells you that there is a 3.5 months supply of homes on the market before you list your home for sale.

Absorption rates are important but not the only calculation to base your home sale price on.

In the current Parker CO. market homes are selling at a record pace. Many homes are barely hitting the MLS before they are under contract. I’ve recently began calculating time on market for my listings in hours not days.

Deer Creek Farms Home Sold in 7 hours

Stonegate home sold in 6 hours.

So, if properties are flying off the shelves at record pace NOW and we are using sales data from 12 months ago to compile these numbers [when it was a very different real estate market] is absorption rate really necessary or is it even accurate? I don’t think so. At least not in Parker right now.

I believe properties still need to be updated, clean and priced well to sell quickly. We are not out of the woods yet but this sure has been a very active start to 2012.

In the early 2000s the market East of Parker was hot, hot, hot. Suburbanites were flocking to East Parker, CO in droves looking for space and elbow room. Homes and land were being sold at record prices and not lingering on the market for long.

When gas prices hit $4 and the economy took a dive it was as if someone turned off the lights and locked the door. Market activity slowed to a non-existant pace and it began to seem like the market was dead.
